When you create an AI chase/follow routine, I'm assuming AI routines/scripts see everything as a flat plane, correct? They don't actually see mountains/hills/terrain. No matter where you go, the AI can always see you and so it continues to follow you, correct?

Yes, you are right. It doesn't consider environment while moving.
What I would advise you to do: make the escape section linear. Just build a long corridor with a lot of turns. It also can be outdoor environment - just make sure it's linear. Make a path for your hunter which goes from start of it till the end. Maybe add some QTE or something like that. For example, Luposian have to bust through the closed doors by mashing "E", or he can get into a trap and have to button mash to get out.
It's easier to make even without coding, it's easier for a player to understand what to do. It's also much easier to make it more suspenseful, since player is constantly pressed by time.
